Condo complex I was at for work yesterday had set up virtual tours and said if anyone wanted additional video of the units to e-mail management. I know that was common practice before this scenario, but my guess is it will be the new norm from here on out. Lord knows when I'm looking at land f/s I always enjoy a good video vs some pics.

Also on another similar topic - it amazes me at how many lazy people put property up for sale w/o the lot's survey plans or plot plans.... I don't even consider them. Thinking in this new ever evolving market you guys will need to do the same for residential houses if you can get into them and take tour video. I know it will drive your cost up, but it seems it may be better than just pics.?. Not my specialty so all just assumptions based on my thinking

At least the CA gubner hasn't shut down your stores like our douchecanoe has. All NJ firearm retailers & mfg's were shuttered.

Also stopped issuing purchase permits for pistols. Basically double breaking our constitutionally "protected" rights vs the normal one time loss of rights.

Because in most states it doesn't sell the property. ...except for lots and rural properties.

...and I would counsel you to CONSIDER THEM if you are looking for no competition. I personally look at all the homes I can that has shitty pictures or lacking in some way. It keeps the people I'm competing against from putting an offer in.

I put more money by far than the avg agent. - I don't mind spending a bit more - I spend money on getting it sold. In the last 2-3 years, my first Open House event has sold every single listing that I have had within the first 3 days after the event. Staging, 30-40 multi-exposure/bracketed photos, 1000-2000 very high quality invitations, 100's of neighbors invited, fresh cookies or hors d'oeuvres and champagne, 2-3 other agents or lenders - 100+ people show up and create social proof that the home is priced right and desirable.

I think there is a bit more to it. Looks like Newsome is very complementary to Trump and his admin's efforts. You do know we are in an election season.

Makes perfect sense, but I'm not driving 4hrs to look at a crappy lot. Maybe Ill group some together to take a look at and make a weekend of it. I know this sounds crazy but I'm going to want to spend a weekend or at least a night on the property before buying. Also get in touch in person with all neighbors if possible before purchase.

In addition to normal lot surveys and title search stuff.
