That's one years worth of sugar sap from a Tree of Heaven.

POS China lantern flies attacked it so bad if you walk under it you get wet from sap like it's raining.

Then it molds and turns everything its on black. About 5x harder to clean off then just normal sidewalk mold/moss.

holy shit, that’s crazy. I saw a few of those flies down my way later in the summer. I’ve never seen any before around here ever and I went to a buddies up in swedesboro and they were everywhere.

Drain pipe is replaced. Turned into a bigger deal than I thought. A lot more pipe was rotted out than we originally thought and it was getting very close to the tie-in for the main line. After discovering that, I called a local plumber to come take a look. They ended up replacing about 12' of cast iron pipe with PVC. Luckily there was enough good pipe before the tie-in that we didn't have to mess with that. I also got my AC condensation line routed back correctly and now I'm leak free. Foundation crew will be here Monday morning. Hopefully no new issues arise from that ordeal.

Yea. Their pos Beatles are currently taking out every Ash tree in North America and now these pos lantern flies are cleaning up the rest. Think they attack 80+ different species.

Glad you caught in now vs later.

All my cast iron is 70+ years old and past its lifespan. Replaced some 15 years ago but now it's all bad.

I'll never build another wood deck in my life for myself. Much better ways to spend your time + $$$ imho. Live and learn

Also got some yellow siding turning white via the neihbors kid. Hopefully this time tom my other two yellow walls turn white.

Spent the last three days working from ~5:30AM-6PM on my house. Got my main large beam tied in and all the ceiling joists nailed in. I'm only out a 1/16" over 16', so I'm super happy with that. The garage looks and feels better being open without a bunch of walls dividing it up.

I also got this 8' 2x12 beam in as well. Sucker was heavy and a pain to get into place. Got it tied in as well.

And I got the last dividing wall out as well. It'll make getting out of the cars and truck way easier now because you won't have to worry about your door hitting something. Garage looks awesome now.

So, dumb question.. is that still a wall in the middle of that garage bay? Or is that just some temp support?

My house had an issue where the middle of the house was bowed upwards about an ~1-1/2. So I've had to get creative in fixing it. I put 1/2" Hilti drop in concrete anchors and used a winch to drag the floor joists down to my laser level set height. It's a time consuming PIA process.

There's a 5-1/2"Wx11-1/4"Hx16-5/8"L Anthony Powerbeam supporting the floor joists. One side is tied into a 6"x6" post and the other side is a triple 2x4 stud column.
You can see the big beam wrapped in white plastic.

The goal is too be able to park all three of my vehicles in the garage at all times. Then the rest of the garage will be for me and my projects. I have a 3-car garage thats almost a double bay.

Made a ton of progress today but no pics. Got dark early...

Hopefully tom my house siding is 90% the same color. Prob at 65% right now.

What I can tell you is from an application standpoint Sherwin William's Superpaint sucks compared to their a100. The a100 is so much thicker and easier to spread. The sp is like water.

My house is level finally, all my doors work, most of the cracks closed up, and the whole house feels more solid than it has since I bought it. Ended up finding a lot more rotted floor joists and another rotted beam in the area of the leak so that change order cost me a little bit. But at least it's all good now. Have a little bit of trim work to do and need to replace some soffit outside and she'll be going on the market. Leaving the interior as-is for the new owners to deal with. No point in spending the time, money, or energy to fix some drywall cracks and cracked tile when buyers don't mind doing it themselves and having it exactly how they want it.

The SW Superpaint must be what they used to paint my house. 3 years in and a lot of it has burned off from being in the sun and wood is exposed. The painters also didn't put the right paint code on the sticker that shows what colors they used, so we got a bunch of sample cards and picked the closest one we could find. Slowly going around and repainting all the trim.

As for the house repairs, a lot of buyers want "turn key" and will walk away if they have any work that needs to be done. So if you can replace with a generic tile and patch the drywall, those are inexpensive repairs that will go a long way in terms of getting offers. You've already done the big stuff, so why not go the extra little bit to make it ready? Just my personal experience with trying to buy a house this time of year is that everything on the market is still on the market for a reason....no one else wanted to buy it when it was "buying season." (to me, "buying season" is pretty much Spring and Summer with some lingering Fall sales). Just personally, if I'm looking for a house and see cracked tile and drywall, my first thought is "if they didn't fix these things, what else is the seller not fixing."

I'd be curious to hear @TacoXpo 's take on it.

Specks prob say SP but my guess is somthing else was used if you cant match the colors up. I've never met a sane painter lol

I'm just happy that the deck dried in the conditions I applied it. Rained 2x in the first 72hrs + freezing temps.

I'm not taking the extra paint with me so the new buyers will have labeled cans in the basment for everything. I also kept it as basic as possible. My exterior walls, shed and basment are all "base white". Only custom tinted but still stock colors is my foundation and deck/fence.

Also raked my entire property for hopefully the last time now that all the leaves dropped. Pile out front is almost as tall as me

this was the first year I blew my leaves, normally I just leave them out in the grass. Turns out my township doesn’t have leaf vacuum service so I guess the wind will pick them up lol

They (my opinions) are that people lose the most money is during the inspection. Personally I like to get home inspections prior to listing for 2 reasons, 1 the $100 items are perceived as $1000 items even though full retail repair would be $500 and 2. It is a GREAT form of disclosure to a new buyer - they're going to do an inspection anyway.

And CowboyTaco is absolutely correct. VERY clean homes make people think they took care of the home and cleaning is number one item that you WILL get 10x to 1000x back on any money spent on cleaning. Fair enough?

Before you hire a Realtor, call me and I can talk about some things to look for and to do. If you have already hired one, legally, I can not give you counsel. ...and of course I am not licensed in your state to give you state specific guidance. :)
