All good points. I'll definitely look into them and do some research before I buy something. Every other door in the house was replaced except this one. Not sure why they didn't replace it too. Oh well. I work the next three days and then in off for a week so I'll get it knocked out then.
With the exception of the EPA compliance BS! lol

Today I learned... not all exterior doors are 36". So if you buy a house from 1950 that was framed for 32" exterior doors, dont buy a refrigerator that is 35.75" wide. Luckily it takes about 5 minutes to take the doors off and put them back on and it'll clear by 3 inches with them off. I didn't even know 32" doors were a thing so I just bought the largest refrigerator I could fit in the space I have for it. Shit happens. Live and learn.

yea, first thing I did was re-frame for larger doors when I got my house. My rear was something like 28". I had to turn sideways to get through it. I swapped because they were in piss poor shape and you could kick right through them. Now you need to kick them 3 times until they grant you entry lol

In the rent house I remodeled, the back door was 22" wide! Needless to say that was the first thing I demoed out (mainly because the trash dumpster in the driveway was right there too lol).

Edit: Also one of the reasons I hate residential construction. There's all kinds of different sizes and material selections as opposed to commercial or industrial.

I had no headers above (2) 72" sliding doors and my 96" wide front bay window. I had wondered why my roof had some bow to it, until I demo'd those openings. Residential construction is a nightmare.

Yeah I'm so tired of dealing with those issues as well as homeowners who don't want to pay.

I watched my step dad deal with that crap doing residential glass work (Mainly mirrors and showers) in the 90's and 2000's. I vowed to myself then to never do residential work and 20 years later I'm still doing commercial construction. I did spend 1/4 of that time selling/PM'ing/estimating for two commercial manufacturers. I could/would never last in the residential market.

You should see the crap I see. If you are asking for a 'permit' from a city, most all of them I know require a 36" - it may be a Federal ADA requirement.

ADA is national/federal by design so everyone's on the same page. That said your local municipality could be more strict. ADA calls for 32" of clear space with the door open at 90* and there should be no obstructions on the push side from the bottom of the door - 10" above the bottom of the door so wheel chair footrests don't get hung up. Exterior doors should take no more than 8.5 # of force to open and interior doors no more than 5# of force. I have no idea how ADA applies to residential construction, but I can tell you I must follow it to a "T" for commercial construction.

Never followed it on remodels for residential. But I'm in the same boat for commercial construction. I had to move a toilet paper holder over an inch because the ADA inspector and I disagreed where the center of the toilet was supposed to be measured (it was a really weird abstract modern art toilet). Stupid fucker...

We don't mess with garage doors, but that said I do mess with glass so I can give you some basic ideas.

Expect worse performance in regards to U values. Typically the more glass you add and less standard stick built walls the less efficient your heating and cooling will be. Glass is a poor insulator. I see you already have AC and a fan ion that room. if you go all glass with a garage door that's much leakier than a double hung window you could be in for some added summer temps. Same with cold in winter.

Garage doors typically have poor performance in comparison to windows (different standards). Double hung windows are also the worst performing window. Awning windows are pretty good at keeping HVAC systems happier.

May I suggest some sliding doors? They are much more efficient, but will not give you the open space feeling of a garage door. French doors would offer the openness but poor screen/bug blocking tech on them.

I understand what you are saying about insulation values. Its a sun room that is full of windows and just looking at some options to make the space work better for us since it looks like we are not selling the house.
I am still leaning to converting it back to a covered patio and reducing the house square feet.

Those garage doors are and have been all the rage lately and probably the best way to do what you want to do. I sell sliding stacking walls from Dorma DORMA Americas | Modernfold and Nanawall NanaWall but they are PRICEY.


You reminded me they put massive ones in the Hard Rock Cafe I did about 7 years ago and they were dangerous. We only put the glass into them after install and I wish I had nothing to do with it. They didn't want to see springs so they put them up with a winch and cable system. I vowed to never eat near them for fear they would drop and take peoples heads off. Still waiting to be named in a lawsuit

I only deal with commercial building overhead doors or standard residential garage doors. The pics you posted are going to be higher end, nicer garage door that is going to cost more.
The overall cost is going to be affected by if the two openings are a standard garage door width or if they have to be custom made to length.
You could save some money by doing the demo yourself as well.
Seat of my pants cost figure would be between $5-10k to be safe. I know it's a large range but I don't have a lot to go off of...

I know it's ghetto, but growing up my mom made frames out of wood then installed screen into them for summer/spring/fall. She also made wood frames and put plexi in them for winter. Our porch spanned the length of our house and that was my favorite place. In winter we had a cast iron all-nighter that kept it warm and in summer we had fans and a pool within a few steps. Man I miss having an open porch. Now I have an open deck and get eaten alive in summer. Darn greenheads migrated up this year and they eat everything and will land right on wet 99% DEET and laugh at it.

I have a client that does construction in a certain large liberal city. He makes sure there are 3 items that they can 'correct.' He knows they inspectors in that city are too damn lazy and they want to swing their dicks - so he distracts them with simple things so they will get out of his building and move on to the strip club.
