Well, the house is done and ready for the next owner. Everything is out and its been swept, mopped, walls scrubbed, etc, etc. I'm sore as fuck. New owner is doing her final walk through at noon tomorrow and then we're closing Tuesday morning. I just have to make a run by there tomorrow to drop off the spare keys and garage openers. Now I can focus 100% on looking for a new house. And you know... Setting up stands and feeders at my dad's new place. Have a whole list of stuff I need to get together before we go out there in a couple weeks.

Good deal, once the title company says it's been funded, ask them to call/email you, then you drop off the keys and garage door opener etc.

Just had a private viewing of the house, with some neighbors friends, they left here pretty excited, we will see if they get back with us on a private sale.

I learned my lesson this time.
I took a 3-hour nap in the middle of the day yesterday and still woke up tired. Dunno what I was fighting but I got into work today and a few of my guys all had the same issue where they spent Sunday resting because they felt bad. Kinda odd...

Yesterday’s little welding project. I added a piece of metal to my gate keypad for the Ring doorbell. Pretty happy with how it turned out and glad that it gets wifi signal that far away. Now I just hope the solar mount works as it’s advertised to so I don’t have to worry with the battery.

Nope, not listed yet. But I do have signs up that it's coming soon with a text number. Shown 4 private showings and to about 4 or 5 different realtors.

Well, the Ethernet over power adapter has not gone offline one time since I installed it so today I got some cord hiders and made the install nice and pretty. Just don’t look behind the dryer, haha. Eventually I’ll get around to doing some patches over those holes that are where the old pool control panel used to be, but this is the laundry room and I don’t really care all that much.

Wasn't able to work a full day Saturday so I just concentrated on little projects. I got most of the hurricane strapping installed in the garage, cleaned up a large pile of trash and old electrical wiring I had, etc...

While installing the hurricane strapping in the garage, I finally had a section of the garage lit up that is normally dark and I saw how bad this termite damage was for the first time. So I got to work on Sunday replacing all of the rotten section of this wall.

So I ended up replacing quite a bit more than planned.

I also had to take out a few old electricals boxes that went to the old pool on the outside, so I cleaned up a bunch of wiring there that was running through these rotted out studs.

So the original plan on Sunday was to frame out this section of wall for the new hurricane rated exterior door I ordered (it was replaced by a "handyman" because it got ate out by termites). But as I was doing the layout, I un-screwed a 2"x4" and found out that the idiot cut all of the studs short by a 1/2" or more. On top of that, some studs only had one deck screw in them. So I ended up tearing out all of this shit work, jacking up the corner of the house and reframing it as well. I ran out of studs, so I'll have to pick up some more for this coming weekend.

This is the section that was replaced. You can see the new yellow studs going in (the two on the right are just hammered into place as temporary supports for right now). I will also be breaking out that brick as well this coming weekend.

This is why I don't recommend using those green deck screws. The coating comes off from the friction of getting screwed in and they rust out. This "Handyman" used this same type of screw in different lengths all over the house on electrical outlets, shelves, door hinges, exterior framing and for siding. So it's an easy indicator for me to tell where this idiot has been.

You can see how short he cut these studs. They literally just fell out as I unscrewed them. Fucking idiot.

Here, he actually tried to shim and fix his problem. My best guess is this is the first stud he put in and then said fuck it on the rest of them. All of the studs in my house are 92-1/2" long.

Or a below grade garage under the main house? There are a few houses on slopes doing that in my neighborhood now.

Guess I’ll have to keep an eye on it and see what they do. I just assumed it was going to be for a basement but who knows. I have only ever been in two houses in Dallas that have basements in them

Took two days off work to work on the house while the weather is still really nice.

Started demoing the brick off the wall to sheathe the house. I'm getting rid of the brick because it's full of holes, nothing's holding it to the house anymore (all of the brackets & nails rusted out) and it's not sealed above properly or on the sides. I ended up having to reframe that wall as well.

Tomorrow I'm taking out the sliding door and moving it further over (so I can fit my garage cabinets and work bench on that wall) and I'll be taking out more of the brick.
