1st thing off the list. Replaced the parts on the inside of the master bath toilet.

New house will get a new one. That man cave will get me top dollar at this house.
Drove by a house tonight we like a lot. I hadn't seen it in my searches since it has no garage. It was converted to 2 bedrooms. There is a concrete pad in the back that is accessible from the driveway so a new man cave/shop can be built.

The house needs about 10 oaks cut down, new sod, and everyrhing inside has to be redone. I wanted to build new and my wife wanted to stay in the area so this might be a good compromise

If I could do it again, I would hold out for the house with exactly what I wanted in terms of garage. Building the detached garage was more expensive than I think it should have been, and that was with us doing our research and going with the lowest cost (but still good quality) option that we could find.

Exactly what I'm doing right now. Everyone keeps telling me to build my own house or modify a house after the fact (i.e. build a new garage or an extension). I just reply "I do construction ALL day at work, all week long. You think I want to come home to that?".

Exactly what I'm doing right now. Everyone keeps telling me to build my own house or modify a house after the fact (i.e. build a new garage or an extension). I just reply "I do construction ALL day at work, all week long. You think I want to come home to that?".

and that's the mistake I made. First couple years of working after work were "cool", but now when I look back I wish I had just bought what I wanted instead of a total fixer upper.

Yep, I agree. Doing extra renovations means I have no time for my wife, friends, family or to go hunting or wheeling.

Yep.. did the whole renovations thing on my own (without a garage) and it sucked ass. Built what we wanted and had someone else do the heavy lifting for the main shit.

If we move forward with a house that needs work I will not be doing the reno and it will be done before I move in. If there is nothing on the market when our house sells we will get a rent house so we can take our time and find what we want.

I renovated everything in this 1977 house with one exception to only minor updates to the kitchen and double my Mother Fudging Money!

I took out the wall between dinning room and living room, wired living room for 7.2 surround sound, added an engineered beam into the attic, my cousin owns a flooring company I did 25% of the labor in the floors, gutted the bathrooms down to the studs, I only contracted out the roof and windows and a little bit of plumbing, I paid a friend to help with tile, cause it’s a bitch to cut and set tile by yourself. Check out the photos, it just came up for rent for only $1800. maybe I should have kept the house a couple more years, it’s located in prime location and market, oh well. The front of the house was always kinda ugly to me, but many folks like the simple look. lol, one of my Army floor mats from the recruiting office is still in the pictures

After I sold it, I bought a house with 3,800 sq Ft of garage/shop and 800 sq ft of covered parking.

Try and tell me, DIY home renovations doesnt pay off...

I don't think anyone said it would not pay off... just nobody wanted to do it anymore. Were you living in the house when you did all the renovations? Our condo was small (1100 sq ft) and my "garage" was a 42" x 72" closet outside on the patio. I had tablesaw, mitersaw, tile saw, plus all the normal tools you would need to do hardwood flooring and tile. Plus paint and new fixtures. Didn't tackle anything plumbing aside from new toilets, left the sinks and countertops (but had we stayed they would have been replaced). We sold it with it not even really being for sale. Realtor talked us into selling it... she had a couple lined up and everything. They asked me how much we wanted for it.. I gave a number and it was done! Insane.

Yes your correct about the pay off, not wanting to do renovations and having ‘X’ features is rare match in buying used homes. I guess what I trying to convey is that the more your willing to spend, the more likely you’ll be able to buy to get those features, just don’t be scared of renovations because they can be an easy wealth sheep building tool on your part if your willing to put the elbow grease into it. Flip it until you get the house and buying power ya need.

Still lived in the house, we spent a few nights in the old camper between clean ups.

I agree about contractors.. finding one you trust is rare. I have found one, but he is not cheap. He does great work and when he says he'll be there... he is. Plus he answers the phone!

My contractor would be my brother. I guess I trust him. Only thing is I would require him to manage the project and not one of his project managers.
