I like the idea of making it a patio. I am not sad to see the windows go if we do this. I'm just trying to get other opinions if I am crazy for considering to reduce the square footage of the house.

If it saves you $100+ month and you really don't use it, rip it out!! just get 2nd opinion on the numbers from another country Tax appraisal person to confirm your decision.

Double check your exterior dimensions, they will probably send someone out, to verify it, keep in mind, do not let them inside the house, garage or your "lawn" shed.

With the $100+ savings, either pay that amount towards additional principal per month on your mortgage or add to a retirement account.

They already said they would come out to verify that its not conditioned space. I will just make it a point to not be home when they stop by and they can just walk around the back to verify. My "lawn" shed will be locked up with curtains over the windows.

Oh yeah - hope nobody ever figures your code out. Completely unrelated - did you ever file the proper paperwork for missing/ destroyed stamp items when you lost your suppressors on that boat accident?

They are not destroyed or missing, I have the GPS coordinates and their technically hidden 53ft below surface.

I was thinking more like scuba gear, lol

What I own is 100% legal, and compliant, it's not worth any risk to deviate from that. I have to maintain a clearance for my job which also includes financial disclosure every year.

Put sandstone rocks all along my landscape. Dug a 4" trench and filled it with concrete and set the rocks in it. That should keep the grass from growing inbetween the rocks.

Remulched with 2 yards. Pics tomorrow.

You should come over and do my yard next.

Better make sure that wall is insulated

That wall was originally an exterior wall of the house. So it is as well insulated as the rest of the house and still has the brick exterior on it.
