Get a call while I'm out of town saying that my 1yr old standing seam metal roof has a hole in it and water is dripping through the ceiling fan. Great. The company that installed it and I had a falling out after they tried to set my house on fire, let carbon monoxide vent into the house, and left my Ridge cap wide open during a thunderstorm, so they aren't going to fix anything. Hopefully I can find where it's leaking when I get back

The home warranties are a joke. We got one on our first house. I'll never bother with that again. I'd rather just have the seller take the cost of the warranty off the sales price.

We had our AC go out one year. Needed to have the capacitor replaced. They charged us the base service fee of $60 and sent an AC guy out to inspect/fix. He replaced the capacitor with some cheap chinese one that was very poorly labelled and needed to be replaced again the following year. For (I think) $75, I got a "made in America" one installed and hadn't had another issue before we sold the house. That guy also showed me what they did and how to check. So on that note, I should probably go ahead and order a replacement to have on hand for my current unit.

Getting my first dose of home ownership. Leaky water line in the attic. I could call the home warranty people but I'm just gonna cut and recrimp it myself. Seems like a lot less hassle and a lot cheaper.

IMHO - Get it on the record regardless if you fix it or not or how much money was spent. You never know what will happen down the road so best to document everything now.

One of my guys has that home warranty. It took them two weeks to replace his water heater! I offered to come over after work and put a new one in for him. I finally got my mother-in-law to cancel her policy as well. She liked having it because it's a safety blanket to her, I had to tell her that her son-in-law is her new safety blanket then lol

I need to go clean my salt cell on the pool. My chlorine levels are dropping as its not converting salt to chlorine like it should. Doesn't take too long, maybe 20-30 minutes.. but its hot and humid. I am waiting until it cools off a bit. I came out to the garage to do a little work and I am just sweating down my backside.

I wouldn't have it if it cost me anything. But my realtor got it for me. It wont be getting renewed after the 12 months is up.

Usually the seller pays for it. Just a "piece of mind" for the new home owner. Kinda like deer whistles. they also keep away elephants. Never heard of a person with deer whistles hitting an elephant.

The summer time is the most maintenance intensive. We always shock the pool after a party or family get together.

With the salt pool its pretty hands off... brush it as much as you can.. at least once a week, clean the skimmers and pre-filters.. then check the water chemistry once a week.. done. But it can go south quick as you know. We actually haven't used it in about a month, just too damn hot and we have been busy. But its clean now, filters are clean, and actually they were not that bad this time. For the salt cell I let it sit and then hit it again. Checked the chemistry today and everything looks great.

I have a camera pointed over there... I am pulling the sd card now and checking it.

Yeah we have a salt pool as well but with the amount of kiddo's and adults swimming in one day it'll throw the balance off. But I love the salt water setup. I'll never go back to chlorine ever.
