I plan for worst case and hope for best case. That's for worst case. Sometimes a walls worth of mirrors almost fall off and don't damage the walls. Sometimes you spend a half hour on a 2' x 3' mirror lol

All depends on the install.....

one of the sayings Ive heard that I like is "The most efficient windows installed poorly leak more air than a inefficent window installed properly"

I also ordered an Autumn Blaze Maple to replace the Overcup Oak that the builder installed ON TOP OF THE GAS LINE. WTF?!?!?!?!?

Anyway, we are going to move the oak before the roots really develop. We'll then plant the maple somewhere nearby that isn't on top of the natural gas line.

Came bare root, so I put it in some dirt until I can get it planted.

Here the towns plant trees under the utility lines then force the utility companies to cut trim them every year in pretty much every NJ suburb.

During my home remodeling I'm even moving my drain vents out the gables then turning up 90*. IMHO there is no reason to have two holes in my roof for vents. Ive already had to replace the boots on both vents twice in 15 years and am tired of piss poor engineering designs just because "that's how we always did it". When a rubber friction fit boot is the only thing keeping multiple walls and my basement from flooding - someone was and still is smoking something at L&I.

I always crack up when I see a roof full of solar panels then see a missing 3' X 5' area whewe a 100watt panel would of gone if not for a plumbing vent. I always shake my head and then make fun of whoever the engineer was. These days no ones going to make notice of a white PVC pipe running up next to your chimney or in my case where my chimney used to be.

Luckily I don't have to water anything....sadly I rely on others for all subsistence regarding food so thats not a good thing I guess


I can't wait to see what turning my AC does to my electric bill this year. Ive had the AC on in my house less than a hand full of times in the past 15 years up until this year.

Speaking of water.... swales do a ton. Here is a guy in North TX and what he got done in 4 years time. Ive been researching permaculture so when I am looking for land I know what will work for what I want - the ability to live off the land

Yeah, I will have a tractor here at my place pretty soon, I plan on making some terrance lines here, maybe add thornless blackberries crop, sandy soil here, most of the rains here, not much run off, gets soaked into the ground, even though our plan is to buy and move to some land.
