Insurance claim got filed yesterday and it sounds like they will be taking care of it. Restoration company was there till 2am pumping water out of the living room and setting up fans. Coming back today to finish extracting water.
With the amount of water in the house I would not be surprised if the bathroom and kitchen cabinets are toast. The tile floor in the kitchen and hallway area seems like it would probably be okay but the rest of the house needs new flooring.

hate to say this, but atleast 1’ of the Sheetrock and trim from floor up needs to be removed, the insulation behind wicks moisture up and if it’s not opened up and removed and sprayed, he could have forever mold problems within the walls.

That’s good, but it’s unfortunate, but it’s one of those things to make sure it’s done right.

Anytime we leave the house for 2 nights or more, the interior water of the house gets turned off and both hot waters breakers turned off.

I have know/heard from numerous folks that water leaks like that has happened and the home owners are never home when it does happen.

I have know/heard from numerous folks that water leaks like that has happened and the home owners are never home when it does happen.

same here. There also a number of systems out nowadays that can automatically detect leakage when you are away. I’m old school and just turn off the main valve, being I work from home and check up on the fittings regularly and my house is relatively new with pex.

sounds very shady. the timing of that is crazy suspicious to me. I'd bet the house had issues, they hired some crappy "sub" to throw lipstick on the pig for cheap, sub did a piss poor job, then the inspector dropped the ball.

in regards to water in the walls - pretty sure so long as I have $$$ Ill never put any kind of fiberglass bat in any walls of anything new I build. This place is getting fiberglass, but I'm on a loooow budget. Rockwool is a superior insulator IMHO. It's hydrophobic, fire "proof", and does much better at blocking sound

I'm not a big fan of drywall either and if/when I build myself something Ill limit its use as much as possible.

funny you say that - it actually is

wrap the outside with continuous rockwool or similar and you can do whatever you want on the inside becuase the outside has a nice thick envelope of insulation. I like how Matt compares exterior insulation to wearing a thick parka

Woke up this morning and the concrete was a bit wet, finally we got almost 1/4” of rain In the wee hours of the morning, that should keep the dust down for a day or two.

Cut down a small dead hickory tree on Saturday that’s been struggling all year and finally died 3 months ago.

On a unrelated note, BNL using a chainsaw yesterday at his deer lease, brother n law had a fight. Chainsaw safety... never have the blade cutting under/towards you, lol

Yikes.

Glad he is giving a thumbs up. I have been dumb enough to cut from the underside. Though typically just enough to keep it from splitting the tree when the branch starts to come down.

time for someone to get him some chaps for Christmas. Ive never used them but had a very similar experience when I was a teenager. If I had a bunch of cutting to do like taking down 20+ trees like when I bought this house I'd get a set. Still not a replacement for proper practices

Added another Klipsch Reference series powered 12 to the media room. Need to dial it all in still. I already had two in there and a Polk powered 12, well the Polk is going to the garage and will join the Polk 10 that is out there. So yeah, it will be ridiculous. Total of 5 powered 12's and a powered 8 (Definitive Tech towers have powered 12's in each and the center has a powered 8). Now if only a good movie would come out to stretch its legs on.

Installed some 2' sections of bent rebar to hold down the chainlink fence I share a property line with my neighbor on. The fat useless lady in the house next door lets her dogs chace everyone and dig holes all over her yard. Poor dogs have no training and they drive my crazy barking all day. Since I'm on a court and the kids are always playing in it the dogs just sit there barking as they dig out from under the fence all day every day. It got so bad I have to weed wack the fenceline because my holes are now on my side and my mower bottoms out. Today I pounded in 20pcs of rebar, filled the holes, then seeded over the topsoil I used to fill it up. Took me 2hrs and 2 full wheelbarrows so thats completely out of hand. Same neighbor lets vines grow all over. Yards a total mess and so is she and her POS boyfriend. Both are useless homebodies who don't even mow their yard (pay a crappy company to do a shit job). They look like vampires they get so little sun. Or it's the drugs because they are both out of rehab. Poor grandma has custody of her daughter she's such a waste of skin. She shares a fenceline with the meth house thats next to both of us. Id say she was on it, but that stuff makes you skinny and she's a tank - prob hooked on the pills.

This track of land is about 4 miles South of me. Almost got the 7k lb Orange stuck in a huge leaf cutter ant mound/colony probably a 10 x 12’ mound area, sunk to frame, had to front end push with grapple and drive at the same time. I did not get pics of that mound, I had push more soil over that area to finish grubbing out the South Tx brush. There is a larger mound about 20’ away from that spot, undisturbed under a live oak tree and branches. Probably billions of ants in those mounds. The live oak/area can’t be grubbed, touched/trimmed until January but I will get a picture of that mound.
