Caulking took longer than expected. Ended up having to fill every single nail hole. Lesson learned. This sheds t-one 11 is rotting out on the gable ends from rain splash back. Not horrible for being as old as it is and no maintenance ever. Next shed I'll buy the same way but prob side it after I get it. Then they will last a lifetime with zero paint.

Weather forecasters suck + I had forgotten how volatile spring weather is. Freaking stain jobs taking me weeks with all the low temps and rain keeping my progress at bay. Per yesterday mornings forecast I should be staining now and already had one coat on my shed. Only prob is it's raining..... so no progress. Guess I'll open up another wall and frame another window. Only good thing about massive renovations is I can pivot to another task. Just sucks having another partially started project

Fucking housing prices are skyrocketing around here. Mine has gone up $124k in the past 30 days! I seriously think I could easily get $750 for it based on what others are selling for and getting.

Neighbors house went up 29%.. it is up almost $160k! Small yard and garage though.

Yup, if we could find another house 30min South we would sell. One of neighbors down the street sold theirs twice the amount they paid for it, they be will living in RV for the next 11 months until thier next house is built/complete.

That's my plan. Sell sell sell.

Ended up getting it all cut in and one coat on half of my shed.

The wife wants to sell... problem is where to move. I've looked. I figure I could pocket 400k on the deal. But fuck it would cost me a shitload more even if I could find something or some land.

The market is tight, the availability of construction goods is tight, housing inventory is tight, Inflation continues, and when it peaks, you will see those technology stocks drop.

Yup, sell....get a smaller house, but get a big, big, big, really big back yard.

(Which apparently Rhode Island is still a state. I figured it was a cessburb of Boston by now)

I have been wanting to move out of Arlington for a while and now does not seem to be the time to buy, but selling is great. If my wife finally came around to moving now it would depend heavily on where would we go and not spend a dumb amount of money. Also doesnt help that lumber is up 200%.

It is the best time to buy (or refinance) with the super low intrest rates, just finding the right buy without the price gouging of the current sales trend is the key.

I was looking at land in Bee county last night, I bet my property has increased by $50k based off past/present sales. The forsale by owner tracks are gobbled up too.

I know, I priced some storage sheds, OMG Becky, then lumber, damn near $7 for 2x4's and $38 for plywood. Steel studs are $6.30

I would not say its a dream property but I like it up there. With the way the market is I really have no idea what the family is going to list it at. I do know they are having an estate sale in 2 weeks and plan to list shortly after.

Think my dad is about to take advantage of the market and unload a couple of his properties. He's either going to sell his place and move to the rent house until something else comes along or cash out on the rent house and stay where he is. He's also talking about selling his 33 acres in Dublin after seeing what surrounding properties are being sold for. Properties with no house or structures are selling for 3-4x (per acre) what he paid and his has a single wide, a well, a couple of barns, and the only tank for a mile or so.

You can't never time the market.

Umm, the price of land never goes down, unless your buying land near a newly discovered superfund site.
