When I say undeveloped I mean not even a driveway culvert. No fields. No nothing. Maybe some old school timber trails and I don't even want them. You add a driveway and the value goes up immensely cause the rich can get their Audi into the lot

Here in Texas, you dont buy any type of land greater than 10acs that doesn't already have some sort agricultural, timber, wildlife exemption, cause it takes 5 years to obtain that and you will be taxed at the highest amount until the exemption kicks in. Taxes on my 50ac is $251 year (that's with some minimal improvements; well, barn, shed etc.). I'm still waiting on the county appraiser to review my 1D AG application/transfer, site visit, they are backed up with the amount of sales. I just happened to speak and visit with them yesterday. Without exemption probably $5k
