Insurance adjuster showed up today to inspect hail damage. He found more damage... ok. He suggested I wait to replace the roof until hail season was over. He said he just did an inspection on a 2 week old roof! Oh that would suck. He was in the garage and then took pics of my garage art, the Taco. lol He liked it. Must be because its cleanish.

So if another storm comes and hits your already compromised roof and it totally fails will they cover the deductible on the additional damage because you waited?

Skeptical side of me thinks this is a fuzzy one

It either needs to be replaced or not imho. No real grey area on the cover to a few hundred grand

Worked late last night to fill up the remaining empty spaces in the dumpster. I couldn't stand the thought of sending back a dumpster that still had space in it.

Found more bad contractor work which has basically convinced me that this will be a full gut and build back job.

This house has every generation of plumbing too. Copper, PVC, CPVC, Galvanized pipe and PEX.

Little update of my wildflower bed. Tilled in topsoil and fertilizer last spring and seeded 1# native annuals and 1# native perennials. Watered for 6 weeks. Cut it once in fall to disperse seeds the another round of fertilizer. Got my first wildflower of the season yesterday and the beds taking off nicely. Hopefully it's going crazy come market time

Worked late last night to fill up the remaining empty spaces in the dumpster. I couldn't stand the thought of sending back a dumpster that still had space in it.

Might as well check all the electrical and make sure they didn't use 2 wire for lights etc.

Dang, so its no longer just a kitchen and bathroom upgrade and some paint here and there?

Did yall anticipate a full gut and rebuild?

Wish I did a full gut back in 05. Biggest mistake I made besides buying this turd was working room to room like a ding dong. I was 25 and head was still firmly up my rear regarding wisdom

16, and 4 of them calves going to market soon. Pre-Drought conditions, little to no Spring rains.

1 cow might get saulghted for hamburger and I might go in and get 1/4 of it.

Plus 3 cows from neighbors, apparently they have some FFA femce jumping cows.

Go put another low water drain by the pump facing downward in case of a freeze. As for rattle snake stuff.. pay someone. :)

If I had to hire out every time something needs to be done, I would need to return to the workforce, I have no problems crawling under the trailer, just not looking forward to doing so, face shield, club and pistol loaded with rat shot FTW. I will probably throw some lime underneath this week, and crushed peppermint it's an awesome snake deteriant.

I did that on my mom's house when I was in High School. I'll never make that mistake again. Takes so much longer to get everything finished. It's one of those things that sounds great on paper but is horrible in reality.

I'm going to replace every piece of electrical wire in this house. It's old blue romex, some early 80"s black wiring, thin insulated 220V wire, a mixture of new yellow romex and every light switch and outlet needs to be replaced as it's all wore out.

No it's no longer a kitchen & bathroom upgrade sadly.

I wasn't originally planning on it as the house looked like it was in great shape. But paint and sheetrock hides a lot of flaws. Thankfully, we have the money to do a full rebuild. I just didn't want to have to do it. Although this house will be worth a lot more once I'm done with it! :)

Well the good news, the construction materials will come down in price in the next 90 days, I have been following a few economy/business blogs.

Apparently it was a prefect storm for shortage of materials, last year's hurricanes, covid shutdown and pre orders of commodities created the $6.50 price for 2x4's for example. Prices are expected to drop, and only be about 15% more than it was pre covid, the inflation, shipping irregularities, smaller production workforce etc to name a few.

My neighbors fence is in pretty bad shape. I still have my fence next to his. He wants to tear them down and split the cost to build on, which I don't mind doing... when my fence is worn out. Hopefully that gives lumber prices some time to come back to earth.

Called a guy recommended by a few of my family members and hot quotes for new insurance. Homeowners is going to stay the same price but will drop my deductible form 3% to 1% like it should be. I didn't know what I was doing when I first night my house and got fucked. Insurance for the 4Runner is going to drop over $30 a month so that's nice.

Also sent in my stuff to get started on the house refi finally. Hopefully that comes out well. Should be able to cut my interest rate in half as well as get out of PMI hopefully depending on the appraisal.
