I wish we would have done larger rocks when we put it around the backyard.
Live and learn. We got a few tons dropped at the marina for free so I'd bring back buckets for the bed at home when I had no cash. I like the look of the smaller better but maintenance could not be more different. I can use my backpack blower on full blast to clean out all my beds except the one with small river rocks. Thus why my weeds and build up of dirt from rotten organic matter are 10x worse in that bed. The small rocks suck to rake and fly when you blow them

Yeah, I meant to add that in my post as well. This is a private appraisal done by the lender. It won't be reported to city/county. Though I expect their appraisal for taxes to fall in line with it when the time comes because of the way everything is gaining value currently.

We had city reappraisal once in the 17 years I've been here. I got mine dropped. It was way too high and if I was smarter when I was younger I we'd would of fought it then and saved thousands. That wint happen again. Right now I'm taxed about 50k under current value

Lol just got home and had my 2021 tax statement in the mail. Value went up the maximum 10% and my taxes went up the same. Still about $20-25k lower than market value though.

Filled up another 30 yard dumpster this past weekend with the help of @thekidcatcher. Got the upstairs about 95% gutted. Downstairs is about 50% right now.

What's the cost of the dumpster?

They want $1300 to deliver one at farm, but I loaded a 16' trailer down, and took it to the county dump for $122.

Its normal around here to have a single fence between homes, the fact that on one side of my property I have two is the exception. It's expected that neighbors just split the cost for a new fence when that time comes. I've never heard of anyone that had an issue with it.

We had a shared fence fall in Keller after one of the winter storms. House was a rental and the owner was in California and was as cheap as they come. We first got a quote from the maintenance guy that did all the work for them. At their request, we got 3 more quotes. The cheapest was the first....their own maintenance guy. We went with him.

Overall, he did a great job, but then the owner refused to pay their half. It wasn't until we had them served that we got a payment. The morons then got to pay their half, plus the cost to have them served in another state.

Got the refi started. Saving about 25% a month. Cut my interest rate in half. It'll be nice having a payment under $1k.

Haven't had the official appraisal done yet but for the quotes they based if off of comps. House has gone up about 30% since I bought it 34 months ago. Will be interested to see what the actual appraisal comes back as.

When I refi'd earlier this year there was a question for what I thought the house was worth. Since I was in line with Fannie Mae, there was no appraisal required.

$765 dropped off and taken away for a 30 yard. I paid $625 for a 40 yard dumpster back in 2016 when I remodeled the house I'm in now. Freaking nuts.

I used to remodel houses with a dump trailer but the amount of time I spent driving to the dump, time & money spent fixing the trailer, replacing tires on both the truck and trailer bc there's nails in them from the dump, that a dumpster in the long run is way cheaper.

I just got pricing on piping for work and within 3 weeks plastic piping has gone up 50% from my old quote for the same piping! Fucking nuts.

Yep but it's still cheaper than having to buy a 1/2 ton or 3/4 ton pickup to pull that trash trailer too lol

Turned the corner yesterday. Just sipping my coffee waiting for the dew to dry off before a good day of staining. Might just finish today if I don't run out of stain
