Its normal around here to have a single fence between homes, the fact that on one side of my property I have two is the exception. It's expected that neighbors just split the cost for a new fence when that time comes. I've never heard of anyone that had an issue with it.
We had a shared fence fall in Keller after one of the winter storms. House was a rental and the owner was in California and was as cheap as they come. We first got a quote from the maintenance guy that did all the work for them. At their request, we got 3 more quotes. The cheapest was the first....their own maintenance guy. We went with him.
Overall, he did a great job, but then the owner refused to pay their half. It wasn't until we had them served that we got a payment. The morons then got to pay their half, plus the cost to have them served in another state.
Got the refi started. Saving about 25% a month. Cut my interest rate in half. It'll be nice having a payment under $1k.
Haven't had the official appraisal done yet but for the quotes they based if off of comps. House has gone up about 30% since I bought it 34 months ago. Will be interested to see what the actual appraisal comes back as.
When I refi'd earlier this year there was a question for what I thought the house was worth. Since I was in line with Fannie Mae, there was no appraisal required.
