Damn ethanol based gas is no good in carbs. Killed my dads mower, boat motor and damn near killed his splitter. I keep 20 gallon of non-ethanol on hand at all times.

I ordered a replacement Honda carb for it. It was about 30% more in price than a China knockoff, but still only $28 :) I should go to QT and fill up my 5 gallon jerry cans with the non-ethanol stuff. Should do it fast before Xiden has gas at $5 a gallon.

How many rentals do you own? Wife wants to get into that... we should have done it 10 years ago when she wanted to do it. Now everything is overpriced. :facepalm:

I only have 2, I have another 2 unit one me and my dad went in on a while ago. my dad was getting me into them years ago. If you do your own work to fix it’s pretty good income compared to letting money sit in the bank. Key is finding a good tenant, as odd as it sounds the poorest ones are the best here because they get guaranteed Government Assistance and to maintain that assistance they can’t have any complaints against them so they’re usually pretty well behaved and over half the rent is delivered via Uncle Sam lol.

I had an old boss at Cisco and he had rentals... tons of nightmare tenants. I guess that is still playing in the back of my head when she wanted to buy some. We really should have though... just make the rental agreement bombproof. A guy I used to know, 15-20 years ago, had like 6 or 7 an he was making bank off them. He was a slum lord though. LOL

Yeah I learned you can’t feel bad for them or play mr nice guy, just because you are giving them a place to live doesn’t mean it isn’t a business transaction. Never let emotions weigh into decisions you make, for example some have ways of trying to make you feel bad for them if they don’t have the money or break something that you provided for them in the facility.

Going forward I never provide any washer dryer or refrigerator because I learned that they usually don’t take care of them and they are expensive to replace. It’s also good to get a yearly lease versus a month-to-month so you get some stability and guaranteed income or at least that length of time.

Evicting tenants is also incredibly difficult as the law is on their side, so once you get a shitty tenant it’s very tough to get rid of them unfortunately and that’s just the reality that you have to deal with and the risk to take when you get into being a landlord.

Yes, his was the difficult to evict tenant.. and then they have trashed the place for a $1000 deducible... meanwhile doing $5k in damage. When we sold our condo we thought about renting it... but it was all hardwood.. so when they fuck that up there goes any profit we made. Same with our last home, all hardwood... if its fucked we are not making a profit. I wish we would have bought something and just put in tile all the way through... with spare tile to replace.

That’s why I like this new “cheap floor” from the box stores for rentals. It’s practically indestructible, easy to install, and doesn’t show wear line a hardwood would. I would never think it’s vinyl once it’s installed if I didn’t know. It’s around $50 a box, with each box covering 23 square feet.

but yeah if you have expensive stuff in the house to begin with it’s a big risk if that gets damaged and all you have to replace it with is the cost of the security deposit.

A good friend of mine is dealing with the loss from bad renters. One of them was even supposed to be swapping out rent for using his company to redo the roof on the house. He ended up getting the old shingles off half the roof and stopping. That was the week before the polar storm. He finally managed to get the guy out last week and is now dealing with replacing the floor in most rooms inside.

Yet I still wish I had gotten into rentals five years ago when I wanted to but could not come up with the operating funds to do it. Now things are changing thankfully.

I loaded up 3 of my cans yesterday so I can hit up Murphys on my lunch break. Between me topping off the mower yesterday and my kids running the rubber off the Go-Karts, I go through it regularly

Pulled the pressure washer out today. Put fresh gas in it. Wouldn't start. Got it running via starter fluid but it would not stay running. Pulled carb and sprayed the crap out of it with carb cleaner... no joy. Pulled the plug and gave it a scratch with some 400 grit paper. Still no joy. Looks like I need to buy a carb for it.

prob just the jet clogged. small pc of wire to clean it out and I'd bet it fires if all else is good

I just use the premixed shit for small consumption purposes. Even run it in my chainsaw. Its not practical for large consumption use but it is ethanol free and has a great shelf life. I always have it on hand for my Stihl Blower anyways.

This is a 9hp Honda GX series 4 stoke and it sat for 6 years. I cleaned it out and used it in December but some grit clogged up the rail.

I think the truefuel I had in there started dislodging gunk I didn't get out the first time. fuel in the float had some floaters in it when I dropped it to clean the jet

for $30 nice to have a spare to be able to swap in, maybe dick with the original carb once it’s out and rebuild it.

Honda carbs are much more money & I ain't throwing no cheap china carb on it.

Lawnmower Parts Inc in bellmawr is your best choice for carb consumables. I get everything I need from them they usually have the best prices around. Depending on the type of carb it may be more worthwhile to just replace it versus rebuild though. I’m amazed at how cheap a new OEM carb is sometimes.

So looking deeper into it there is a screen in the bottom of the tank I never cleaned. All the crap must be stuck in that and working it's way through as it dissolves in the new gas. I just thought it was a pick up when I got her running this winter. When I cleaned it all I did was pour in some methanol/gas mix and drain it from the bottom of the tank............ so basically I cleaned nothing lol

Whatever it was it's gone now. Sucked through 4 gallons today w/o a hiccup.

Mine is a GC motor, not a GX. That is probably the difference in cost. Not a 9 horse motor.

first time I’ve seen a filter in the bottom of the tank. Glad they made that serviceable lol. I bet the one inside is a fine filter and the one in the cap is more course.
