Preparing myself for several phone calls tomorrow with the insurance and plumbing company. I knew this entire thing was going to be a clusterfuck but it's been worse than expected. Insurance is pulling some shady stuff and hoping I'm clueless. Fortunately, I'm not clueless and I have a family member who is a lawyer and deals with insurance cases everyday so I've talked to him and I'm prepared to go that route if necessary. Hopefully talking to the right people tomorrow, we can avoid that. But I'm still around a week or two out before I know how the insurance is going to handle it (or not) for sure.

I'm going fire tomorrow.. like gas down the hole light that bitch on fire.

Well I found a 5 gallon jerry can full of old gas... probably 18 month old stuff. Anyhow, dumped it on the 4 or 5 mounds I found. Did not light it on fire. 2 of the mounds were up against my fence. Also found one mound that was next to a palm tree thing that is around the pool so they did not get poured on. But that killed them. Went back a few hours later and all dead.

Siding done last week on south walls. Started on a new east wall today. Everything under the header needed to be replaced due to moronic homeowner modifications.

I'll replace the corner next. Btw....only 2 rotten nails holding my sillplate to the foundation over a 10' span. I put a 6" tapcon every 16".

And before the floods come shes wrapped up till wed when the deluge stops

My sister helped all day. She was amazed at how much damage termites could do.

For reference some moron put a earthen filled front porch on this pos at the sill level so all the termites had to do was tunnel in. I removed that porch decade ago and no active bugs in there now

Just busting your stones buddy, looks good. Any reason why not to use PT lumber for the sill plate?
Wet pt shrinks 20% so..... my rooflines drooping in a year and drywall joints popping. No thanks

There is absolutely no need for it
Pt used indoors not great for health

Now if some retard puts another earthen filled raised block and slab front porch up next to it like I already demod out 16 years ago cause I knew that was the issue, they are fubar.

Done replacing rotted band joists. Now just need to replace 4' of sillplate and that's done. Also should be done replacing sheathing.

The back wall of the house and back porch needed a good power washing. This side gets the most moisture and least sun so mold grows the fastest on this wall. I think I found justification for a foam cannon finally. The siding washed up but it took more than I expected it to.

Yeah the front of mine does that and uts time to clean it all off. Seems like a quarterly deal

makes sense, I went down to my house to check and mine are PT maybe building codes have changed over the years. If no moisture ever gets there you shouldn't really need them as that's what the sill sealer is supposed to prevent.

Ii got the MATCC one off Amazon. Went back to my order history and it is no longer available. Seems they have updated the design. No complaints on mine and it was cheap. The updates, like a wide mouth bottle and easy grip adjustment, should be nice modifications.

I got the first beam finished in the downstairs rec area. It's four 11.25"x16'Lx1.75" LVL's glued and nailed together. The whole downstairs feels nice and open now.
This space used to be two rooms, then the original owner decided to open it up and had a contractor put in a beam that turned out to be undersized and actually falling down.

I got a late start on Sunday and had to quit early to go to a Halloween party, so I didn't get as much done to my pier as I wanted. I put in 5", 8" and 10" Simpson 316 Stainless Timber bolts in the pilings and beams of the pier to replace or supplement the rusted out galvanized hardware.

Yes, I know those 2"x10"s aren't pressure treated but they'll last long enough to be taken away by another hurricane. I also got them for "free ninety-nine" so I don't GAF about them.

I put some permanent thread locker on these old galvanized bolts. If the original installer had just taken 5 minutes out of his work day to do this to all the bolts on the pier with a hammer and punch, I wouldn't be missing a third of my pier right now...

The nutz backed off? That's crazy. Never seen that but I was never on the ocean. marina was freshwater on a river.


One more ol window demo'd/framed for the new window. Boarded it up for now.

Prob do the same to the last window tom. then schedule my framing inspection. No need to have the window in for the inspection and I'd rather not peel back that siding. No sense having crap exposed he might not like to see. No permit needed for siding so I can peel it back and seal it up after he's gone
