HOAX DENIER
I just negotiated with a buyer for my client. The buyer had two reports saying there was foundation issues. They wanted 35k+ in foundation repairs alone and all together nearly $45k (it was a 1.695 home). I negotiated to $7500 and a release from any known issues.

And the $7500 could have been less had they done a few items I had wanted them to repair. ...and yes, it would have been about $3500 in repairs.

My buddy sold his house last Feb. He got 65k over asking... new owners said they wanted an inspection but he didn't need to fix anything.. then they said "nah, no inspection required" Basically just get out. LOL They paid cash for it. It's a rental. Not a cheap house. Bizaro world.

Yeah, the house market in Texas right now is scary. If you have a cardboard box with utilities and a street address then it will sell. There are people saying the crazy market times are done because the average time on market is over two weeks in the hardest hit areas. Two weeks... LOL

Yeah he was on the initial boom... I told him to wait. I bet his house is selling for another 100k over the price he got. Shit my place was pushing a mil last summer. Its went down about 75k (not the hot time to sell) but people that sell are getting the 100k over asking price. Insane.

YES.. You do. The lot next to me, before retard pricing, was selling for $70k... that was 3 years ago. Granted it's probably 1/3 an acre, its a fucked up shape. Someone did build on it. They have no back yard.

I have 2 weekly Mastermind meetings with agents across the nation - I am not aware of any market that is not going off the charts. Keep in mind 2 things. Interest Rates and Inflation. Bottomline is that $US is becoming worthless. Think hard assets and Crypto long term.

My requirements for land purchase:

Can shoot from my waterfront back door/yard naked while blasting death metal and no one noticing.

Seeing a light in winter with the leaves dropped is a no go unless it's a tower beacon on a hilltop

I grew up that way and wanna go out the same

Yeah, my price tag for that empty lot is enough money to get one foot out of this neighborhood. I would still have around 90 feet of space in all directions.

It is not a lot but it is four times the space most houses in theis gated subdivision have so it adds a lot of value.

Tard from Houston that inherited the property next to me, built a house back behind mine (damn near even with where I planned on building) and I assume his city boy ass is scared of the dark because he had it lit up like a space ship at first. I was making fun of him to he nephew that lives farther down the road and a few weeks later he only had the single front porch lights on front/back like all the rest of us lol
