Oh I am not talking crazy sh!t like a sprinkler system or something. Just maybe putting out some fertilizer and weed killer a couple times a year. Spraying the yard with grow booster during the summer. Nothing too serious.

Words I have never said before....

So I mowed the yard real quick this morning and then sprayed a Sunday yard treatment bag on the backyard. Going to spray the front tomorrow.

Just had all the exterior trim on the house to include garage doors and gutters repainted. Man it looks so much better.. not exactly cheap. Now I need to get out there and trim my fucking bushes and get rid of some weeds.

Got all the bushes trimmed yesterday... I hadn't done it since last year and they were out of control. About killed me in the heat... I picked about 3PM to do it. Wife was on my ass about it so I thought.. I'll do it now and when I die its on her. LOL

Worked 40 hours the past three days on the house.
Saturday- We got the front soffits and trim on. Started demoing the last side and putting on the sheathing around the power pole.

Sunday- It was just my nephew and I working. We put in a solid 12 hours to get the house ready to side on Monday. Centerpoint came out and disconnected the wiring in 5 minutes (I had a 30' ladder ready to go for them which they were appreciative of and they finished faster). We got the power pole off (it was a heavy mofo!) and we got it sheathed and mostly taped. I'm borrowing power from my neighbor so I don't have to run a generator.

And we got it nearly sided by lunch. It's really fast when you don't have to cut around windows or stop to install windows lol

And finished the last little stuff and cleaned up until 4:30PM. The house is finally sided! I'm going to have my water-proofer come out this weekend to professionally seal the house with commercial grade sealants and the electrician is going to start installing new wire this weekend as well. My nephew is going to work on tearing out all the old wiring this week to get the house ready for the electrician.

We got all the material to take back on the trailer and got the garage cleaned up (I ordered more extra material than normal because it's hard to find the smooth hardie siding in stock. It typically has to be ordered in.). It hasn't been this clear in months.

So basically the only thing left that was original is the floor and a couple pieces of the roof. lol That is a ton of worm man but the view looks like it will be worth it.
Pretty much lol and the floor has to be floated out quite a bit as well

Was finally able to find a house in this market. Seller has verbally accepted the offer and we just sent the revised paperwork. They are going to sign the papers tomorrow so that our option period extends all the way through this coming Friday. Hopefully the inspections come back good this week. Biggest concern is going to be the sewer pipes since its a late 70s build and has cast iron sewer pipes. But the seller said they are more than willing to fix issues we find during inspections so that's a good sign. Not afraid to walk if something isn't right though. At least it doesn't have aluminum wiring. Walked away from a couple of houses due to them having aluminum wiring and it just being something I don't want to deal with. We plan to update a few things in the house eventually but it's fully livable as is. New HVAC in the last year, all new gutters with leafguard screens in the last year, appliances are only a few years old, washer/dryer and refrigerator are included (they'll be sold more than likely), landscaping is great, and the location is perfect. Will probably tear out the floors on day one, paint everything, and go back in with new floors before we move in. Bathroom remodel and kitchen countertops will happen down the line. Nothing we can't live with for a year or so before we start updating/upgrading.

Just a two car garage. I wish there was a shop but my brother in laws is just down the street for small projects. Backyard is big enough to add a pool so we’ll probably get an 18’x54” above ground in a couple of years. I want a pool but she doesn’t so no in-ground for us. Not sure I’d want to put that much money into a pool anyway.

My nephew cleaned out all the trash in the house, I took out all the nails and other materials I don't need there (2 trailer loads worth). Electrician started wiring the upstairs (about 85% done). He started sooner than I wanted him too but he's in-between projects right now so I had to have him start since he's helping me out big time.

We called it a day at 4PM on Saturday and 3:30PM today. It's just too damn hot outside. I actually started feeling sick today by 3PM so I called it at 3:30PM.

I got my HVAC on order yesterday. Going with Trane units and the upstairs unit is on backorder for 6-8 weeks.

I messed up and should've ordered these units last year when I had my AC guy demo the old unit out of the house. I am paying nearly 3x what I paid for a new unit back in 2018 on my mom's house. Even a spool of 7" R8 duct is about a $100 right now. 12" R8 is almost OOS everywhere. Fucking unreal.

But I need to get the linesets in and the plenums in so I can start insulating and sheet rocking so I can't wait.

I wish I had put in a mini split into my master bedroom. I could probably save $50 a month or more if all I cooled at night was the one room.

Didn't get much done this weekend. Just too damn hot.

I got the stainless hurricane straps on one side of my boat house on. I couldn't do the other side because it got too windy (small storm was blowing in) and I'm going to have to remove all of the old galvanized straps off that side first before I can put the stainless ones on. I also got in a bunch of 10" Simpson Timber screws on my piers walkway but I still have about 2/3'rds of the pier left to do. It's a PIA to install those screws because I have to hang over the side of the walkway and hold a 1/2" impact in my hand to drive in those timber screws (I was using my lighter 3/8" impact at first but after 5 screws, the impact was overheating).

I took a trailer load of material back to McCoy's and Homeless Despot to get my money back for it. Got around $2k back which will go towards paying for the HVAC. Also took out a couple truck bed loads and a trailer load of material & tools I no longer needed at the house.

I'm hoping my painter can start painting the outside of the house this coming Thursday or Friday.

I hear you on not getting much done due to heat. Tacoma was a slow go this weekend.

God damn I’m ready for Friday. Guess I got spoiled when I bought my last house. It was straight forward and easy. Just put in the offer and took a check to closing. The process this time has been a complete pain in the ass. Everyday is a call saying “hey were sending you a form to fill out. Get it back to us and we’ll be clear to close. This is the last of them.” And then of course the next day is the same thing. Think I’ve filled out the “final” paperwork about 10 times in the last week.

Anyone have any experience with the Suncast sheds? Looking at possibly getting one of the 7x7 ones for the new place. Need something bigger than what’s there already. I don’t like the metal ones and don’t really wanna do wood. It’s got 4.2 stars out of 1800 reviews at HD’s website but thought I’d ask if anyone had personal experience with them.
